In light of the evolving dynamics of the residential property market, especially in London, Fran Hickman Design & Interiors is embarking on a series of direct investments into residential real estate across the south-east of England. Two significant shifts in this market are beginning to take hold.

The first is families who were previously established in London’s most sought after addresses moving out of the city into well connected rural locations proximate to the capital. This movement is driven by two factors – the ease with which people have discovered they are able to work from home and the unfortunate absence of many of London’s significant pull factors – shopping, restaurants and theatre to name only a few. In turn, this trend is generating greater demand for pied à terre properties as supplement to these newly established family residences outside London.

The studio is actively looking at potential investments in both contexts, ideally projected to take 24–36 months from purchase through planning to construction. Each project will be undertaken within its own Special Purpose Vehicle, rendering all costs entirely transparent. The studio is currently welcoming introductions to potential co-investors.
